The creation of the HHC System Support Office recognizes the work of a large and growing group of employees whose responsibilities are continually evolving so that we and our departments now work on behalf of the system as a whole, rather than a single member organization. With the creation of our new umbrella organization we now have our own identity with a unique payroll, benefits, performance management system, service recognition programs and other common practices across the system.
Responsible for supporting Hartford HealthCare and affliated entities’ diverse Real Estate portfolio. The Real Estate Lease Accountant Analyst will support a wide variety of financial functions including assisting with various real estate and leasing responsibilities within the Healthcare’s System; examples of responsibilities include: preparation and calculation of tenants CAM charges, generate and review financial information for accuracy and comprehensive reporting, review and analyze property financial information.
Financial Lease Administration - Managing the financial aspects of the real estate lease process, including but not limited to: computation of year-end reconciliations for tenant CAM, taxes, and insurance proration’s, processing reconciliations, preparing financial analysis when required and managing a wide range of issues encountered in real estate transactions. Able to do complex mathematical calculations. Interpret, analyze and review information on leases, amendments, assignments and other legal documents. Update lease database with all financial changes. Provide support to Real Estate staff.
Research- Manage and perform complex financial due diligence work. This includes market studies and analysis, lease and property research, financial analysis of leases, leasehold improvement coordination, and other lease transactions that require detailed financial analysis. Assist staff in responding to tenant and owners requests for financial information. Perform other special projects, historical research, and financial analysis as assigned. Participate in the due diligence for potential real estate acquisitions. Regularly work with Finance, Accounting, Legal and Auditing departments to resolve lease issues.
Auditing – verify rent expense/revenue match what is stipulated in the lease. Initiate corrective actions if any discrepancies are found. Able to do forensic audit of a lease’s financial payment history.
Budgeting – Produce annual property budgets and forecasts. Assist other Hartford Healthcare departments in determining their rent cost. Analytical review of current year expenses to prior years expenses
Reports To: System Director
Education: College Graduate- Bachelor’s Degree in Accounting or a related area or would consider 10 or more years’ Real Estate Accounting experience, preferably in a Healthcare environment in lieu of a degree. College Graduate Master Degree or higher in Real Estate, Business, Legal, or Accounting is preferred.
Experience: Minimum 5+ years of recent Real Estate Accounting experience. Prior Lease Administration experience a plus
Licensure, Certification, Registration: CPA designation a plus
Knowledge, Skills and Ability Requirements:
Strong Excel skills, including the ability to organize data, pivot tables, enter formulas, and create reports
