JOB SUMMARY:

Responsible for supporting Hartford HealthCare and affliated entities’ diverse Real Estate portfolio. The Real Estate Specialist, supports a wide variety of functions including assisting with various real estate and leasing responsibilities within the Healthcare’s System; examples of responsibilities include: transactions related lease/property management, onboarding of acquisitions, due diligence and preparation of reports, contract negotiation, in depth financial analysis, and coordination of Legal and Compliance support to the Healthcare System Real Estate Department.

RESPONSIBILITIES:

 

  1. Lease Administration - Managing the administration of the lease process, including but not limited to: creating and reviewing lease documents, abstracting leases, and other real estate support documents insuring for accuracy, input and maintain lease database, and the tracking/reporting of each lease transaction. Responsible for negotiation of terms and conditions, drafting leases, renewal and termination letters, creating amendments, coordinating the approval process, working with the office’s of the Legal and Compliance departments to ensure the appropriate legal and compliance documentation is developed and approved, ensuring the appropriate insurance requirements are met, preparing financial analysis when required and managing a wide range of issues encountered in real estate transactions.
  2. Lease Coordination – Facilitate the completion of all necessary tasks and documents to ensure a properly executed and compliant lease; negotiate lease specifics when necessary and interpret leases and have the ability to identify potential conflicts in lease or high risk /compliance issues. Responsible for advising business units on business terms of the lease and their financial impact.
  3. Financial - Calculate and reconcile annual CAM reconciliations for each of the properties, and identify any potential savings or discrepancies. Create property budgets, and conduct financial lease analysis.  Accounting responsibilities include calculating rent increases and management of any rent escalations or adjustments. Perform complex financial and rent analytics. Perform deep dive historical audits.
  4. Research- Manage and perform complex due diligence work. This includes market studies and analysis, lease and property research, maintaining and developing relationships with external parties such as landlords and brokers, advising business units on business terms, negotiation of terms and conditions, compiling site surveys, coordinating approval process, working with the Legal department to ensure the appropriate legal document is developed and approved, financial analysis of complex long term leases, leasehold improvement coordination, and other lease transactions that require detailed analysis.
  5. Work with key strategic real estate stakeholder departments such as Legal, Risk Mgmt., Finance, Compliance, Tax department, and others

Qualifications

QUALIFICATIONS:

Education:

College Graduate- Bachelor’s Degree in related area or would consider 15 or more years’ experience in a Healthcare/Corporate Real Estate environment in lieu of a degree.

College Graduate Master Degree or higher in Real Estate, Business, Legal or Finance

Experience

Minimum 5+ years of recent Healthcare/Corporate Real Estate

Prior Financial Analyst experience a plus

Prior Legal experience a plus

Licensure, Certification, Registration

RPA or CPM designation preferred

Knowledge, Skills and Ability Requirements:

  • Strong Excel skills, including the ability to organize data, pivot tables, enter formulas, and create reports
  • Strong attention to detail and advanced organizational skills
  • Proven analytical problem solver
  • Excellent verbal and written communication skills
  • Proven experience building and maintaining relationships
  • Proven ability to handle multiple tasks at once
